What this source says

Tawbah from a sin against God requires three conditions: stop the sin, regret it sincerely, resolve never to return. But when the sin involves the rights of others — including the rights of one's own family in a riba contract — a fourth condition activates: make restitution where possible. The exit from a conventional mortgage is therefore not optional after tawbah; it is the very mechanism by which the tawbah completes. Allah accepts repentance; He also requires that we act on it.
